Selling to an investor can alleviate a lot of seller headaches.


Today I want to talk more about investors purchasing homes in the Memphis market. We've had people take advantage of these investors because they wanted to either sell their current rental property or residential home. The truth is, a lot of people that have an investment property don't want it. They just had a house they couldn't sell and have been renting it out for several years. The advantage for these sellers is that when the investor buys the house, they usually don’t need to do repairs and there are no more rental issues. It's very seamless.


People are using investors to further their own goals by moving up or down in the market. We’re seeing people sell the house to investors, close quickly, and then either rent a house or move in with relatives or friends.

Typically when people sell to an investor, rather than closing in a week, they set the closing at 30 to 45 days, and during that time they find a new house. Sellers are more likely to take a contingent contract when the contingency is a cash buyer who's already done their inspection.


The third thing we’re seeing is sellers leasing back from the investor while they look for a house. The advantage of this is you have no contingencies and you don't have to move twice.
